Living in Pambula: What Locals Love (and What Buyers Should Know)

There’s something about Pambula that just feels good. It’s the kind of place where you feel grounded, people know each other by name, and all the essentials (ok plus lots of extra indulgences) are within easy reach. It has a nostalgic charm that feels like the good old days.

Start your morning with a coffee and something delicious from Wild Rye’s — an absolute area highlight, or pop into Goldfinch to browse their beautiful pieces, they’re now serving matcha from the back of the store, which we love as a little pick-me-up throughout the day. For something a little more elevated, Banksia offers an incredible dining experience, with award-winning chef Huw Jones hosting fine dining evenings throughout the month.

Aloha Eve is one of our (the KPP team) top boutiques to shop at on the coast and while Black Daisy Homewares, on your way out toward Pambula Beach celebrates local artists and thoughtfully chosen pieces, with the girls behind the counter seemingly having a story for each one!

And of course, no local guide would be complete without mentioning Delish (formerly the iconic deli across the road), still serving up the same much-loved flavours that have long been part of Pambula life.

Panboola Wetlands has winding walking tracks, picnic spots, and open spaces, it’s perfect for kids learning to ride their bikes, morning strolls, or joining in on Parkrun most Saturday mornings.

Then there’s Pambula Beach — wild, beautiful and endlessly loved. The Lions Park is a favourite for off-leash dog walks and of course the River Mouth offers one of the most serene spots on the Sapphire Coast. Aqua is a great spot to visit to wind the day down in Pambula Beach, with cocktails, ocean air and a slightly elevated (but still relaxed) dining experience.


What Buyers Should Know

From a property perspective, Pambula has been quietly gaining momentum.

South Pambula in particular has become increasingly popular, offering a semi-rural feel with larger blocks, space to breathe, and still just a short drive to the village and beach.

We’re seeing interest from a wide range of buyers, from young families and downsizers to interstate lifestyle seekers and investors.

A common misconception is that Pambula feels “further out” than Merimbula, but in reality the drive time to Bega (and key services like the hospital and larger shopping centres) is virtually the same.

In terms of numbers, the Pambula market has shown steady performance:

  • Median house price: approx. $850,000–$950,000 for homes in Pambula
  • Rental yields: generally sitting around 3.5%–4.5% for houses, with stronger returns for well-located units or dual living setups
  • Days on market: relatively low compared to regional averages, particularly for well-presented homes

We really are seeing a mix of local buyers making lifestyle moves, alongside growing interest from out out-of-area buyers. Buyers love Pambula’s unique character, laid-back lifestyle and strong sense of community.
