Are Interstate Buyers Driving Our Market? It’s a question we’re hearing more and more and the answer is a little more nuanced than you might expect.

Over the past six months, our local market across Merimbula, Tura Beach, Pambula and the Sapphire Coast region has actually been largely driven by local buyers. We’ve seen strong activity from upsizers, downsizers and investors already living in the region, making confident moves within the market.

At the same time, there’s always been a steady layer of interstate interest and this tends to become more prominent as we move into the Autumn months. Traditionally, after the summer school holidays we see an increase in enquiry from interstate buyers, particularly from older demographics who prefer to travel when things are a little quieter.

With Easter approaching, we also expect an influx of out-of-area visitors. It’s often the last busy window before winter and a time when many buyers reconnect with the region – sometimes turning a holiday into something more permanent.

So, are interstate buyers driving the market? Not entirely. What we’re seeing is a really healthy balance between local and interstate buyers, which helps keep demand consistent throughout the year as different buyer groups step in at different times.
