Sapphire Coast Winter Property Market: Slower Pace, Stronger Intent

One of the clearest trends we’re seeing across the 2548 and 2549 postcodes this winter is a reduction in the number of new properties coming to market. Listing volumes are already noticeably lower than they were during Spring and Summer months, creating less choice for buyers and less competition for sellers.
Buyers are well aware that winter can present an opportunity to purchase with less competition from other purchasers, and many have spent months watching the market and preparing their finances. As a result, the buyers we are working with have been highly motivated and ready to act when the right property becomes available.
Winter brings some unique advantages to the Sapphire Coast. From the coastal townships of Bermagui, Tathra, Tura Beach, Merimbula, Pambula Beach and Eden, the cooler months often deliver calmer coastal conditions, fewer northerly winds and some of the most spectacular clear days of the year. It’s a season that draws photographers, nature lovers and visitors looking to escape the crowds and experience the region at a slower pace.
We’re also fortunate to have the ski fields of Perisher just a few hours away, allowing visitors to enjoy the best of both worlds – snow in the mountains and a relaxed coastal lifestyle in the same weekend. Combined with our mild climate, direct flights via Merimbula Airport, easy access to Canberra and Sydney, the arrival of cruise ships into Eden and our renowned seafood and oyster industry, it’s easy to see why the NSW Far South Coast continues to attract attention year-round.
With limited stock available, supply and demand continue to support positive outcomes across our local market. While we’re coming out of the busy summer tourist season, buyers continue to be drawn to the lifestyle our region offers in winter – from clear coastal days and fresh local produce to the relaxed pace of life that makes the Sapphire Coast such a special place to call home.
