Is Tura Beach the New Choice for Young Buyers?

For years, Merimbula has been the Sapphire Coast’s most recognised property hotspot. Its vibrant town centre, beautiful beaches and strong tourism industry have long made it one of the region’s most desirable places to buy. But in recent years, a quiet shift has been happening just up the hill. Increasingly, young buyers and first-home owners are turning their attention to nearby Tura Beach.

One of the biggest reasons is simple: value for money.

Historically, homes in Merimbula have commanded higher prices than those in Tura Beach. While Merimbula continues to attract strong demand thanks to its central location and lifestyle appeal, this has pushed median house prices higher over time. Tura Beach, by comparison, has often offered buyers the chance to secure a larger block of land or a bigger home for the same budget.

For many young buyers trying to enter the market, that difference can be significant. Instead of purchasing a smaller home or unit closer to town, they can often secure a family-sized home with a yard, ocean views, and room to grow in Tura Beach.

Another appealing factor is the generous block sizes. Many properties in Tura Beach were developed with larger land parcels, meaning buyers often get more space, privacy and outlook than they might find closer to Merimbula’s town centre.

Ocean views are also surprisingly common. Because of the suburb’s elevated position, many homes capture sweeping views across the Pacific, something that would often come at a much higher price point in Merimbula itself.

Lifestyle still plays a big role too. Tura Beach is only a short drive from Merimbula’s shops, restaurants and airport, but it offers a quieter, relaxed neighbourhood feel that many families and young professionals appreciate.

And the area continues to evolve. A great example is the recent opening of Fired & Ground, a new café quickly becoming a favourite among locals for its coffee and relaxed community vibe. Small additions like this help strengthen Tura Beach’s identity as not just a place to live, but a place to build community.

While Merimbula remains one of the Sapphire Coast’s most established property markets, Tura Beach is increasingly attracting buyers who want more space, ocean outlooks and long-term value for their money.

For many young buyers today, it’s proving to be the perfect place to start their property journey.
